To create your AcheteurFuté account, click "Get started for free" on the homepage or the "Sign in" button in the top right corner, then choose "Create an account".
Two ways to sign up:
Your email address must be valid, as it is used for password recovery and important notifications (subscription confirmation, payment receipts, etc.).
After your first login, you'll be directed to the onboarding process to personalize your experience: profile, financial situation, search criteria, and priorities. This is what allows the AI coach to give you advice tailored to your situation.
Your account is 100 % free — no credit card is required to get started. The Free plan includes basic calculators, 3 messages per day with the AI coach, and 1 listing import per month. You can upgrade to a higher plan when you're ready, directly from your profile.
The application is available in French and English. You can change the language at any time using the FR/EN toggle in the menu.
On your first login, you'll be guided through 5 steps to personalize your experience:
Step 1 — Profile: Your name and basic contact information.
Step 2 — Buyer type: Choose from 6 profiles that adapt the coach's behavior and property scoring:
Step 3 — Finances: Your gross annual income, partner's income (if applicable), monthly debts, and savings (FHSA, RRSP available for HBP, other savings). If you already own a home, you can also enter your current property value and mortgage balance to calculate your equity.
Step 4 — Lifestyle: Your preferences for the ideal neighborhood (urban, suburban, or rural), target region, and approximate budget.
Step 5 — Priorities: 6 importance sliders (0 to 5) to weight what matters most: public transit, schools and daycares, shops, green spaces, neighborhood quietness, and outdoor space.
You can skip onboarding and come back to it later — click "Skip" at the bottom of the page. Your data automatically syncs with the calculators: income pre-fills borrowing capacity, savings pre-fill the down payment, and so on.
You can update all this information at any time in the "Profile" and "My Criteria" sections. The buyer type you choose influences the coach's advice, compatibility scores, and AI recommendations throughout the entire application.
The application is designed to be simple and intuitive, whether you're on desktop or mobile.
On desktop: the sidebar is always visible on the left. It displays all sections and your current plan. You can collapse it for more screen space.
On mobile: a hamburger menu (three lines) in the top left opens the navigation. The design is fully responsive — all tools work just as well on phone as on tablet.

The only difference between plans is the number of uses per day and per month. You always get the same AI quality.
You can change plans at any time from the Profile > Subscription section. The Stripe portal lets you manage your billing, update your credit card, download your invoices, or cancel your subscription on your own.

FHSA (First Home Savings Account):
HBP (Home Buyers' Plan):
Definition of "first-time buyer": you have not been an owner-occupant of a home during the current year or the 4 preceding calendar years. If your spouse is a homeowner, that also disqualifies you.
If you are NOT a first-time buyer: the FHSA and HBP fields are automatically disabled (greyed out). However, you can check the box to include your current property equity in the calculation. Equity is your property value minus the mortgage balance, minus your home equity line of credit (HELOC), minus estimated selling costs (~5 % of the sale price including broker and notary).
Other savings: any available amount outside of FHSA and HBP (TFSA, savings account, inheritance, family gift, etc.). This field is always available, whether you're a first-time buyer or not.
The calculator shows your total available and the down payment percentage based on the property price you're targeting. Fields are pre-filled from your profile data if you've completed it.
This calculator estimates how much you can borrow based on your gross income and existing debts. It uses the same ratios that banks and mortgage brokers apply in Canada.
GDS ratio (Gross Debt Service) — maximum 39 %:
This ratio measures your housing costs relative to your gross income. It includes: the mortgage payment (principal + interest), municipal and school taxes, heating, and condo fees (if applicable). Your housing costs must not exceed 39 % of your gross income.
TDS ratio (Total Debt Service) — maximum 44 %:
This ratio measures all your debts (housing + other) relative to your gross income. "Other debts" include: car payments, student loans, minimum credit card payments, lines of credit, alimony, etc.
How it works: the calculator takes the more restrictive of the two ratios to determine your maximum borrowing amount. For example, with a gross income of $80,000 and $500 in monthly debts, your capacity will be limited by the TDS ratio rather than the GDS.
Fields are pre-filled from your profile if you've completed it. You can adjust the interest rate and amortization period to see the impact on your capacity.
Important: this calculation is an estimate. To know your exact capacity, get a mortgage pre-approval from a bank or mortgage broker. Pre-approval is free and gives you a guaranteed amount for 90 to 120 days.
The CMHC premium (Canada Mortgage and Housing Corporation) is mandatory mortgage insurance when your down payment is less than 20 % of the purchase price. It protects the lender (not you!) in case of payment default.
Why does it exist? Banks consider a loan with less than 20 % down payment to be higher risk. CMHC insurance guarantees repayment to the lender if you can no longer make payments. This is what allows you to buy with as little as 5 % down payment.
The 4 premium tiers:
Concrete example: for a $400,000 property with a 5 % down payment ($20,000), the loan is $380,000. The CMHC premium is $380,000 x 4.00 % = $15,200. This amount is added to your mortgage, not paid in cash — you repay it gradually with your monthly payments.
Price limit: CMHC insurance is not available for properties over $1,500,000. Above that amount, you must put down at least 20 %.
Tips to reduce or avoid the CMHC premium:
The welcome tax — officially called land transfer duties — is a one-time amount you must pay to your municipality when purchasing a property. It's a cost often underestimated by buyers.
Quebec's 5 provincial brackets:
The calculation is progressive (like income tax): each bracket applies only to the portion of the price that falls within that bracket.
Municipal supplements: some cities add an extra rate on higher brackets. The calculator includes 25 Quebec cities in the dropdown. Cities with no supplement display a green checkmark for reassurance. Among cities with supplements, you'll find Montreal (1 % additional on the portion above $552,300), Quebec City, and Gatineau.
Payment timeline: you'll receive the welcome tax bill by mail, generally within 60 to 90 days after signing at the notary's office. This amount must be paid in cash — it cannot be added to your mortgage. Plan for it in your day-1 cash reserves.
First-time buyer exemptions: some municipalities offer a credit or partial exemption from the welcome tax for first-time buyers. Check with your city — it's not automatic and you may need to apply.
Example: for a $450,000 property in Montreal, the welcome tax would be approximately $4,978. It's a significant amount to plan for in your acquisition budget.

Listing import lets you add properties to your list in seconds, directly from the most popular listing sites in Quebec.
5 supported sources:
How it works: paste the URL or text in the import field and click "Import". The AI analyzes the content and automatically extracts all available data.
What gets extracted: full address, asking price, property type, number of bedrooms and bathrooms, living area, year of construction, municipal and school taxes, condo fees, parking, basement type, heating system, lot dimensions, municipal assessment, and the link to the original listing.
Automatic corrections: if the AI detects that condo fees seem to be an annual amount (> $800/month), it automatically converts them to monthly for consistent calculations.
Validation: only real estate listings are accepted. If you paste a link to furniture, a car, or any non-real estate item, the AI will politely let you know.
Once imported, the property appears on the interactive OpenStreetMap with a geolocated marker. It is automatically saved to your list and a proximity analysis launches automatically in the background (about 1 minute) to evaluate nearby services.
If you already have an inspection report for the same address, it will be automatically linked to the property.

The proximity analysis is an automatic evaluation of services and amenities around each imported property. It runs in the background as soon as a listing is imported and takes about 1 minute.

Public transit, schools and daycares, shops and groceries, green spaces and parks, health and pharmacies, restaurants and cafes, leisure and culture, neighborhood safety, road access and highways, overall quality of life.
Personalization: scores are weighted according to your onboarding priorities. If you set "Public transit" to 5/5, this criterion will count much more in the overall proximity score.
Impact on scoring: the proximity score is integrated into the property's compatibility score. A well-located property relative to your priorities will have a better overall score.
Integration with report: proximity results are automatically included in the AI report analysis.
Refresh: you can re-run the proximity analysis manually if needed.
Anti-hallucination: the analysis won't invent metro stations or schools that don't exist. If the area is poorly documented, the coach will flag it with a lower confidence indicator.
Each property receives a compatibility score out of 100 calculated automatically from your criteria defined in "My Criteria". It's your main tool to quickly identify the properties that best match what you're looking for.
Factors evaluated:
Weighted by your priorities: scores are weighted according to the importance sliders you set during onboarding (transit, schools, shops, green spaces, quietness, outdoor space). If you set "Schools" to 5/5, that criterion weighs more heavily in the score.
Integrated neighborhood scores: if you've already analyzed the property's neighborhood, the neighborhood scores (transit, schools, shops, etc.) are automatically integrated into the compatibility calculation.

Each property has a "My Notes" section in its detail card. You can write your visit impressions or any information not included in the listing.

Important: your notes directly influence the AI coach's analyses. When you ask the coach to analyze a property or compare your selections, it takes your notes into account. For example, if you note "renovated kitchen", the coach will consider it an asset. If you note "cracked foundation", it will factor it in as a risk.

2. Schools and daycares — Presence and quality of elementary schools, high schools, CPEs (childcare centers), and private daycares. Important for families.
3. Shops and services — Grocery stores, pharmacies, banks, medical clinics, local services. Can you run errands on foot?
4. Green spaces and parks — Parks, bike paths, access to nature, outdoor recreation areas. Important for quality of life and families.
5. Safety — Crime rate, sense of security, public lighting. Based on available police data and neighborhood reputation.
6. Community life — Libraries, community centers, local activities, neighborhood spirit, public markets.
7. Highway access — Proximity to major highways and traffic flow. Useful if you work in the suburbs or need to commute by car.
8. Restaurants and entertainment — Restaurant, cafe, bar, cinema, and venue offerings. The nightlife and cultural scene of the neighborhood.
9. Appreciation potential — Planned development projects, market trends, municipal investments. Is the neighborhood on the rise?
10. Overall quality of life — An overall score that factors in ambiance, noise, cleanliness, and general well-being.
Scores are weighted according to your priorities set in "My Criteria". If you set "Transit" to 5/5 and "Restaurants" to 1/5, transit will weigh much more heavily in the neighborhood's overall score.
When you compare two neighborhoods in the Neighborhoods section, a radar chart appears to visualize the strengths and weaknesses of each neighborhood side by side.

The By type mode lets you filter market analysis specifically for the property type that interests you.
Available types: condo, single-family home, semi-detached, townhouse, plex (duplex, triplex, quadruplex), and land.
What you'll see for each type:
Why this is useful: the overall median price of a city doesn't mean much if you're looking for a condo and the average is pulled up by luxury homes. This mode gives you the realistic picture for YOUR property type in YOUR region.
For example, in Montreal the median condo price is very different from the median plex price. This filter lets you know if your budget is realistic for what you're looking for, without getting false hopes (or false fears).
The My impact mode is the most personalized of the 4 modes. It analyzes your financial situation relative to the market you're targeting and tells you concretely where you stand.

For this to work, you need to have completed your financial profile (income, savings, debts) and defined your search criteria (property type, target region, budget). The more complete your profile, the more accurate the analysis.

Automatic linking: if the address in the inspection report matches a property in your list, the analysis will be automatically linked to that property. You'll see an "Inspected" badge on the property card, and the coach will have access to the inspection results when it analyzes that property.

Each imported property automatically receives a negotiation score from 0 to 100 that evaluates your negotiation leverage.
How the score is calculated:
The score is displayed in the detail card with a colored bar (green = good leverage, red = limited margin) and detailed factors.
"Good deal" alert — a green badge appears automatically in the list when the asking price is below 95 % of the municipal assessment. This signals a potential opportunity.
Your report score is calculated out of 100 points, divided into 5 weighted sections that measure your overall readiness to buy.
1. Financial situation (25 %) — Evaluates the strength of your financial foundation: gross income, employment stability, current debt ratio, and monthly room to maneuver.
2. Down payment (20 %) — Compares the amount you've accumulated (FHSA + HBP + savings, or equity if you already own) against the amount required for the property type you're targeting. The closer you are to 20 %, the higher the score.
3. Search (20 %) — Measures how far along your search is: have you defined your criteria? Imported properties? Analyzed neighborhoods? The more you've explored, the more ready you are.
4. Preparation (20 %) — Concrete steps completed: mortgage pre-approval, inspections requested, neighborhood analyses, understanding of the buying process.
5. Market (15 %) — The fit between your budget and the market you're targeting. If you're looking for a house in Westmount with a $300,000 budget, this score will be low. If you're targeting a condo in Drummondville with the same budget, it will be high.
Each section is evaluated individually with a score from 0 to 100, then the overall score is the weighted average of these 5 sections. You can see the breakdown of each section to know exactly where you need to improve.

After visiting a property, you can add your own photos to keep a visual memory of the place. This is especially useful when you visit several properties in a day — memories blend together fast!
How to add photos: open a property's detail card and click "Add photos". Select images from your device (phone, tablet, or computer).
Accepted formats: JPEG, PNG, and HEIC (the native iPhone format).
Automatic compression: to save storage space, photos are automatically resized to a maximum of 800 pixels wide and compressed to 60 % JPEG quality. This is enough to remember details without overloading storage.
Limit: maximum 10 photos per property. Prioritize the important elements — kitchen, bathrooms, basement, exterior, observed defects, etc.
Privacy: your photos are strictly private and accessible only from your account. They are stored separately from other data to avoid any performance issues.
Management: you can view your photos in a grid on the property card, click a photo to enlarge it, and delete photos individually if you wish.

Limits: the coach politely declines questions unrelated to real estate. It does not speculate on future prices and does not invent infrastructure or statistics — it prefers to say "I'm not certain" rather than hallucinate information.
No. The AI coach is an educational and informational tool. It is not a real estate broker, a licensed financial advisor, or a lawyer.
It can explain concepts, calculate scenarios, and prepare you for each step of the buying process, but it will always recommend consulting a professional for final decisions.

The number of messages you can send to the coach depends on your plan:
All plans use the same premium AI model: Claude Sonnet by Anthropic. The quality of responses is identical regardless of your plan — only the number of messages changes.
The counter resets every day at midnight (Eastern Time). The number of remaining messages is displayed near the input area so you can track your usage.
Important: messages sent to the coach from other sections also count toward your daily limit. For example, if you request a coach opinion on a property comparison, a coach in My Home, or an AI analysis in the calculators, those calls are deducted from your message quota.
If you reach your limit, you can either wait until the next day or upgrade to a higher plan from your profile to increase your quota immediately.
All your conversations with the coach are automatically saved in Supabase (our secure cloud database). You can find them in the sidebar of the AI Coach page, organized by date.
Automatic title: each conversation receives a title automatically generated from your first question. For example, if you ask "How does the FHSA work?", the conversation will be titled something like "How FHSA works".
New conversation: click the "New conversation" button at the top of the sidebar to start a discussion on a new topic. The coach keeps context within a single conversation — you can ask follow-up questions without re-explaining everything.
Management: you can delete conversations individually by clicking the delete icon. The history persists across sessions — if you close the application and come back later, everything is still there.
Your conversations are strictly private. No one else can access them, not even the AcheteurFuté team.
Go to the Profile section from the sidebar menu to manage your entire account.
Personal information: edit your first name, last name, email, and phone number. Your email is also used for login and password recovery.
Financial data: update your gross annual income, partner's income, monthly debts, and savings (FHSA, RRSP/HBP, other). These data directly feed the calculators and the AI coach.
First-time buyer: a toggle lets you indicate whether you're a first-time buyer or not. This choice has a major impact: it enables or disables the FHSA and HBP fields in the down payment calculator, and adapts the coach's advice.
Subscription: the subscription section shows your current plan, your next billing date, and buttons to change plans or access the Stripe portal.
All changes are taken into account immediately by the AI coach, calculators, and compatibility scoring. You don't need to "save" — changes are automatic.
To change your plan, go to Profile > Subscription. You'll see the 3 available plans (Free, Exploration at $15/month, Pro at $25/month) with the details of their features and limits.

You can switch between plans as often as you like. The change is made in a few clicks directly from your profile, without needing to contact support.
Your subscription is managed through Stripe, a payment platform used by millions of businesses worldwide (Shopify, Amazon, Google, etc.). It's one of the most secure payment systems available.
From the Stripe portal (accessible via "Manage my subscription" in your profile), you can:
Security: your payment information (card number, expiration date, CVV) is never stored on our servers. It is processed and stored exclusively by Stripe, which is PCI-DSS Level 1 certified (the highest level of security for payment data).
Billing is monthly in Canadian dollars (CAD). You can use Visa, Mastercard, or American Express.
You can delete your account from Profile > Delete my account. This is an important decision — take time to think it through.
This action is irreversible and results in the permanent deletion of:
Subscription: if you have an active subscription (Exploration or Pro), it will be cancelled automatically. No refund is issued for the current period — you already have access to features until the date you've paid for.
Before deleting, consider exporting your reports to PDF if you want to keep a record of your analyses. Once the account is deleted, it is impossible to recover your data.
